Pre-leasing is now open for Replay Iowa City, the newest student apartment complex on the University of Iowa campus. It is currently scheduled to open in August 2025, as stated in a release from developer Scannell Properties.
“In partnership with Asset Property Management, we are thrilled to open Replay for pre-leasing,” said Shawn Hitchcock, director at Scannell Properties, in the release. “Replay will offer students first-class amenities and elevated living experiences in an incredible location that we hope will foster a great sense of community.”
Located on the corner of South Riverside Drive and Myrtle Avenue across from Dairy Queen, Replay takes up a four-acre lot. The building is just over a mile away from Kinnick Stadium and the University of Iowa hospitals and clinics, the release states.
The six-story building will feature 291 fully furnished property units, 648 property beds and 507 parking spaces inside its parking garage. It was designed with solar panels, outdoor spaces, and bio-swales for stormwater management, among other sustainable features.
The complex’s apartments will be equipped with appliances including in-unit washer and dryers, as well as TVs in the living spaces. Nearly every unit will have an attached outdoor living space and balcony.
The Replay building will be pet-friendly and offer a pet grooming station. Other amenities will include multiple study spaces; a “speakeasy” style library and fireplace; three fitness rooms and training space; cardio lab and spin studio; karaoke lounge; golf simulator and putting green; and extended season pool with spa and a 19′ LED wall.
The release noted that Replay will serve the need for student housing in Iowa City in line with the UI’s vision and enrollment growth plans. The most recent incoming class was the third largest in the school’s history.
Scannell Properties developed Replay in collaboration with DCI Group; First National Bank of Omaha; Mar-Gulf Management Inc., the international real estate subsidiary of Markaz; Shive Hattery; Lynch Harrison Brumleve; Circle Design Group; Infinysis; and Steve Long.
“DCI is pleased to be working with Scannell Properties and our trade partners to bring to life a beautiful building that will aid in student living with amazing amenities and continuing growth of the student population for the University of Iowa,” said Chris Mott, senior project superintendent at DCI Group, in the release.
The construction and design of Replay has generated jobs for the Iowa City economy. DCI Group hired 226 workers on site including 149 local workers and 28 local subcontracts, the release states.
