DCI Group served the Principal Financial Group as the Owners Representative for development and construction of their Cedar Falls corporate facility.
The build-to-suit project was a 45,500 SF ofﬁce structure with lease-back provisions, all hinging on a very aggressive schedule. The construction began in August of 2011 and was complete by July of 2012. DCI Group was able to achieve the delicate balance between strategy, design, business unit needs, project schedule and budget.
Representing the Principal Financial Group from groundbreaking to ﬁnal closeout, DCI Group also coordinated with local contractors and trades in the Cedar Valley, while capitalizing on the synergies of both the Des Moines and Cedar Falls business unit staff. One small indicator of the diligent planning involved in the project was the building turnover that took place over a single weekend. DCI Group played an instrumental role in negotiating a 10-year warranty on the project with the site developer. At no cost to the Principal Financial Group, Kevin Kain still provides yearly building and site inspections – three years after building turnover – showing DCI Group’s unwavering commitment to the warranty management of this property and the dedication to the Principal Financial Group.
