DCI Group provided construction services for a 350,000-square-foot student housing building along Riverside Drive and Myrtle Avenue in Iowa City, Iowa.

The 291-unit building features a combination of one-, two-, and three-bedroom units, totaling 648 beds. Construction of the wood-frame structure, which ranged from four to six stories, began in early 2023 and was completed in Summer 2025. The site, which had a 50-foot elevation drop from west to east, required several retaining walls.

The building design includes two outdoor courtyards featuring a swimming pool, grilling areas, and seating for students to socialize or study. Additionally, a 507-stall parking garage was built on the south side of the property, adjacent to the Iowa Interstate Railroad.
